Of these, there are 300 places where registrations have taken place at rates higher than the current rates. In such a situation, now the district administration and registration department have decided to increase the property rates at these places. Probably, after Diwali, property may become expensive here and no claims or objections of any kind will be taken for this.

    In this regard, Collector Kaushalendra Vikram Singh held a meeting with Senior District Registrar Mukesh Srivastava, Swapnesh Sharma and other officials on Thursday and instructed them to prepare a proposal for new collector guidelines. Let us tell you that due to the huge buying and selling of properties in major districts including the capital Bhopal, Chief Minister Dr. Mohan Yadav had recently given instructions to fix property rates in three months.

    Survey will be done with AI

    Officials said that the help of AI will be taken to find out at which places in the city properties are being bought and sold at higher prices. This will enable us to know in which areas properties are being bought and sold at exorbitant prices. Only these places will be included in the proposal.

    After consensus in sub-district evaluation and district evaluation, the new rates will be implemented from January 1. Due to the increasing buying and selling of property in the district, the rates will be increased again every three months i.e. April, July, October and January. In such a situation, buying and selling at one place for three months will have an impact on property prices.

    With the help of AI, the data of the last six months of the registration portal is being analyzed. Regional locations, metro routes, major government projects and properties around bus stands have been evaluated with the AI ​​model. Due to Kolar Sixlane, there will be a change from Gol Jodh, Thuakheda to Kajalikheda. Rates will also change from Chunabhatti to Nehru Nagar, Kotra, Vaishali Nagar.

    Changes in rates will be proposed up to 100 meters from the proposed bypass between Salaiya to Bagli, around Bairagarh railway line, Sankhedi, Hinotia Alam, Barkheda Nathu, Kalkheda, Sevaniya Gond, Indrapuri to Ayodhya Bypass and from here to Asharam Tiraha.

    There was an increase of 25 to 95 percent

    New guidelines were implemented in April 2024, in which prices were increased by 25 to 94 percent in Kolar, Salaiya, Ayodhya Bypass and Misrod. The highest increase per square meter was 94 percent on the main road of Coral Woods in Misrod. Here the price of residential plot was increased from Rs 44 thousand per square meter to Rs 70 thousand per square meter.
